Hahaha he wouldn't be homeless if he lives in that house!
Given the condition of the house itself, it could be safe to say that whomever the person is could be described as "homeless", as in "not owning a home" or "not having a steady/reliable way of life". :P Or you could go the simple route and say "oh hey, it's a squatter!"
But I do suppose if a person lives in a house they're technically not homeless....? Ooh, etymology, you tease me with what I do not know!
